hyperplaced grew out of an experience in designing cities, programs, and working through complex real estate challenges—working towards securing a place’s identity against the grain of macro and micro economics, and within challenging real estate system dynamics. Over the eras of development, despite best intentions, development projects have become formulaic and an epidemic of sameness has taken the sparkle out of otherwise better urban design practices. hyperplaced is focused on cultivating the eclectic, authentic character that makes a place unmistakably itself—creating the stickiness that great cities enjoy.
Success for hyperplaced is measured in momentum. Do the people engaged in the process own the next steps — and have the confidence to take them? Do the projects and organizations endure past the start-up phase, with a real constituency behind them? And is there evidence of a shift — a trend line bending toward positive momentum? What started as much as what got built, and what keeps going.

anne gatling haynes is the founder of hyperplaced, a strategic advisory and development practice dedicated to helping communities invest in, build, and sustain the civic, cultural, and commercial places that keep them defiantly and distinctively themselves — championing the entrepreneurs, artists, and municipal leaders who make that possible.
A seasoned implementer with 30 years of experience at the intersection of public and private championing authentic places through real estate, economic development, and architecture/planning. Most recently, she was the Chief Transaction Officer at Rally Austin, where she founded and led the Austin Cultural Trust — investing over $15 M across seven real estate projects to secure permanent homes for repeatedly displaced arts, music, and cultural organizations through a range of differentiated deal structures.
As both the turnaround CEO of the Houston Land Bank and Founding Director of MassDevelopment's Transformative Development Initiative across 26 Gateway Cities in Massachusetts, and working in the second term of NYC Mayor Bloomberg’s office, her work spans hot and stalled markets, from Houston to New York City and mid-sized industrial cities, and work ranging from acquisition/development/disposition transactions to policy implementation, reflecting a practitioner's fluency across diverse economic contexts.
A serial social venture founder, Anne co-founded CitySeed and MakeHaven in New Haven — both of which endure over 20 and 10 years after their founding — a testament to her instinct for building things that last. Her earlier career designing commercial and cultural arts facilities as an architect gives her an integrated perspective on the making, operating, and financing of creative infrastructure.
Anne holds a Bachelor of Science in Architecture from the University of Virginia, a Master of Architecture from Yale School of Architecture, and an MBA from MIT Sloan School of Management. She is currently Adjunct Faculty, Practitioner in Residence, at Boston University’s Metropolitan College, Department of City Planning.
